Here in the Midwest, Spring usually means heavy rainfall paired with extra moisture from melting snow. When you combine the two, you get a lot of soil expansion and movement. Did you know the main cause of foundation problems has to do with the soil, not your foundation? Because this season brings constant rain, it’s important to know about common spring foundation problems to look out for.
Common Spring Foundation Problems to Look For
- Vertical Wall Cracks: Vertical wall cracks can signify foundation settlement. You’ll usually find these cracks near the edges of windows, door frames, and the corners of a room.
- Leaky Basement Walls: Leaky basements usually accompany vertical wall cracks. If you find water marks running down your walls or see rust-colored stains on your foundation walls, that’s a sign that water is seeping through your basement.
- Horizontal Wall Cracks: Horizontal wall cracks are a serious sign of foundation failure. They occur when there is too much pressure on the outside of the foundation, which can happen when too much water has built up.
- Bowing or Leaning Walls: Bowing or leaning foundation walls also indicate foundation failure. Oftentimes, your foundation wall will begin to lean or bow before finally cracking.
- Water Seepage: If you notice water seeping in through cracks in your walls or along the floors and exterior walls, this is a sign that your waterproofing systems aren’t working. Water seepage may not seem like a big deal, but this issue can cause many other problems, including mold and mildew growth.
